Homes in Dana Point and what works

Dana Point’s housing is easy to sort by neighborhood.

Monarch Beach and the Strand. Gated, ocean-view homes of three or more stories. These are the houses where a built-in hoistway belongs on the first set of drawings. The Savaria Eclipse is a traditional elevator with no machine room. The Savaria Zenith carries heavier loads, and the Savaria Vuelift gives a panoramic, glass or acrylic cab to a house designed around the ocean view.

Niguel Shores. A planned community with its own character, and bluff-edge lots where erosion is a known issue. Wikipedia notes bluff erosion in the Strand and Niguel Shores. If your lot is on the bluff, your engineer will have a say about where a hoistway or pit can go. We supply the elevator’s pit depth and overhead so they can plan.

Lantern Village and Capistrano Beach. Capistrano Beach was developed in 1928 with Spanish-style homes, and Lantern Village is the historic core. These older, smaller houses call for a more careful approach. A stairlift, a compact Stiltz lift or a Savaria Luma may fit better than a hoistway, and may protect what makes the home special.

The Dana Point headlands add a gated development of 118 homes, plus open space. If you live in a gated community, check what the association requires before bringing anyone in, including us.

Bluffs, cliffs and the ground your elevator stands on

Most of the time, an elevator’s foundation is the least interesting part. In Dana Point it is not. The high cliffs and bluff erosion around the Strand and Niguel Shores mean the ground matters.

A home elevator needs a pit, a flat and stable base, usually 8 to 12 inches deep depending on the model. Pits sit below the lowest landing, so if your lowest floor is close to grade you want to know before design is final. Some shaftless lifts need no pit at all. The Savaria Telecab and Luma ride up through a cutout in the floor.

We are not engineers of record, and we do not judge slope stability. We work with your builder and structural engineer, and we give them everything the elevator needs. If your property has a geotechnical report, send it to us.

One more point for Dana Point: groundwater and drainage. Pits sit below the lowest landing, so homes at lower elevations, such as parts of Capistrano Beach, deserve a conversation about drainage at the estimate. Shaftless products avoid the issue entirely, and we show you both paths with the cost of each.

Permits and design review in Dana Point

The building permit for a home elevator goes through your city’s building department, and we handle the permit and inspection coordination. Properties in the coastal zone, including many in Dana Point, may be subject to additional review. We cannot predict the outcome. We can make sure the submittal has complete elevator information.

In gated communities, expect a design committee. Interior elevators rarely cause trouble, but a rooftop overrun might. Ask your association early.

Crystal did a great job in doing the yearly maintenance work on my personal elevator. She identified why the elevator stopped working. She showed me how to make the elevator go to the ground floor if stuck midway. She vacuumed & cleaned the space on the ground floor where the elevator sits; it was so filthy most likely because it was never cleaned by previous technicians. She's very nice & calm.
