Leucadia and Cardiff: small lots, taller houses
The beach-side neighborhoods are changing. Older cottages are being replaced with two- and three-story homes that make the most of a small lot and an ocean glimpse. The living space often goes up on the top floor to catch the view, which leaves the kitchen and the bedrooms on different levels from the entry.

East of the freeway, Olivenhain is a semi-rural community with larger lots, long driveways and custom houses. Homes here are often sprawling two-story builds with a main living level and a separate bedroom wing, and some have guest houses behind the main building.
For a larger house, a heavy-duty model like the Savaria Zenith carries 1,400 pounds as standard. For an outbuilding, a compact lift is usually enough. We also keep an eye on power. Inland areas of North County can be affected by utility shutoffs during fire weather, so confirming that your battery lowering system works is part of every visit.
Bluffs, lagoons and humidity
The northern bluffs of Encinitas are prone to collapse, and the town sits between Batiquitos Lagoon in the north and San Elijo Lagoon in the south. Homes near either edge live in damp air with frequent marine-layer fog. The mean daily high is about 72 degrees, mild but humid.
