Homes in San Clemente and what works

San Clemente’s neighborhoods are easier to describe by their streets than by their architecture, because they were built in layers.

Southwest San Clemente and North Beach. The oldest part of town, with small lots, older cottages and the Spanish Colonial Revival buildings that give the downtown its look. Wikipedia notes that the original deed clause requiring red tile and white exteriors did not last, but the style remains. Older homes here have narrow stairs and small footprints. For them, a stairlift or a compact shaftless lift is often a better fit than a hoistway. Stiltz makes a modular lift that goes in without a shaft, and the Savaria Luma has a small footprint.

Southwest Riviera and the hillsides. Newer Cape Cod and modern homes, stepping down toward the water. Multi-level and view-oriented, they are good candidates for a traditional elevator. The Savaria Eclipse works with a stacked closet, while a three-stop Zenith handles more weight.

Talega, Forster Ranch and Shorecliffs. Larger planned neighborhoods with tract and semi-custom homes. These are the two-story houses with bedrooms upstairs that make up most of our retrofit work. A through-floor Telecab is worth a look.

Do not assume you need an elevator. We will tell you when a stairlift or vertical platform lift is the sensible, lower-cost answer.

Hills matter here as much as the shoreline. Homes in the Lasuen district and along the hillsides above the downtown often have a street-level entry with the main living space a floor below or above. We ask where you come into the house every day and plan the first stop there.

Coastal conditions and your elevator

San Clemente gets roughly 310 sunny days a year and about 12.5 inches of rain, according to Wikipedia, with August highs averaging 79 degrees. Mild, but the marine layer rolls in often, and homes facing west or north on a bluff catch salt along with it.

We watch for three things on coastal service calls. Door and gate contacts, because they corrode. Connections in the controller. And moisture in the pit or machine space. None of this makes an elevator a bad idea near the ocean. It means maintenance matters more, and we suggest visits twice a year for any home close to the water.

The Calafia cliffs and other bluff properties add an engineering angle. If your lot is on a bluff, your builder and engineer should weigh in on where a hoistway or pit can go. We supply the elevator’s pit and overhead requirements so they have what they need.

Permits and coastal review in San Clemente

Any home elevator needs a building permit through your city’s building department. We coordinate the permit and inspections. Coastal-zone properties can have extra layers of review, and your city’s planning staff can tell you what applies at your address. We cannot promise any outcome.

For a remodel, we recommend that you bring us in at the concept stage. The sooner the elevator is on the drawings, the fewer surprises appear when framing starts.

If your home is in a community with an association, check the governing documents. Work inside the house usually draws little attention. A rooftop overrun or an exterior addition is a different matter.

Crystal did a great job in doing the yearly maintenance work on my personal elevator. She identified why the elevator stopped working. She showed me how to make the elevator go to the ground floor if stuck midway. She vacuumed & cleaned the space on the ground floor where the elevator sits; it was so filthy most likely because it was never cleaned by previous technicians. She's very nice & calm.
